How affective is contacting home owners directly?

@Michael Hunter My wife uses TLO to find people. It is pretty amazing software and scary all at the same time.  Other than that you hit the nail on the head with the LLC and county information.

@Dale Crafts, @Elliot Smith is right about direct mail all over the site. There are a lot of forums that discuss the pros and cons. However, I lean a little more on the pro side. ;-)

Letters and postcards area great way to get your name and number out there for immediate or future use. I read in a recent study that something like 48% of people hod on to their mail for future reference. That's good news for the direct mail marketers because then a single mailing can potentially bring in calls for months. Plus, a direct mail campaign brings the potential sellers to you.

Great advice @Elliot Smith! Could you elaborate more on "Skip trace" I found a discussion about it here: https://www.biggerpockets.com/forums/93/topics/100...but I would be interested to hear your thoughts and methods. I know in missouri most if not all counties have a listing of ownership for every land parcel and home. If it is owned with an LLC you can search for the LLC on the secretary of state's website to find the registered agent.

You could use a few different methods. A lot of people send letters/postcards. We do that but also on vacant or really really ugly homes we will skip trace them and cold call directly. You should be able to find plenty of advice on here if you search for direct mail.
