Question regarding a multifamily CO in New Jersey

Hello BP,

I am considering putting a offer on a two family home in Monmouth county , NJ. I will not live there just rent for income. I was told by someone that the town has the right to deny the new owner a  certificate of occupancy to use as a multi family home. Any feedback is appreciated.

if it a legal 2 family there is a very low chance they can deny a CO based on that.  That said most NJ towns are small. you can easily got talk to the 1 or 2 inspectors the town has and ask them.  They are normally friendly :)  normally.
