Costs explanations

I find myself explaining costs associated with flipping to agents A LOT.  They see big swings like buy for 200, put in repairs of 35 and sell for 300 and think you are going to make 65K(even though they are going to get paid as well on the sell side!)  

Is there a good blog post you use to help explain this without typing it up every time?
