Proof of Rental Income

Hello BP! 

I'm in the middle of negotiating on my first purchase - a low income 4-plex in central Texas that is fully occupied and the numbers look pretty good. The tenants are at-will with no leases, which I understand means they're month-to-month basically. What sort of proof of income and/or expenses should I ask for from the current owner during the option period?
