Buying Mineral Rights from Builder

We are building a house in Arlington, TX. The contract states that mineral rights don't come with the property which is standard. I wanted to know does anyone have any experience buying the mineral rights from the builder? The house in in Tarrant County, Arlington area. Apparently we are on some shale formation but there is no way an oil company could set up a drilling rig in our community as it's small and is slated to only have around 30 houses.
