Return on Investment in Dallas - #'s and Where are you buying?

Looking to purchase an investment home in the Dallas area. We want to do a buy and hold. Where are you buying in the Dallas area and what kind of numbers are you getting for your cap rate, cash on cash, cash flow, etc. How are you finding your deals? We have found a few properties on MLS but the numbers are not adding up to as good as we thought we could get when we do our due diligence on rents in area and property tax, etc. We live in Dallas and would prefer to get our next property in the Dallas area. So far we have been looking at homes around the $130,000 - $135,000 range. I know alot of people are buying homes up north and have great cash flow returns but we want to be in A or B class neighborhoods.
