Buying a Retail Storefront property

Hello all! So basically I work full-time and just bought a SFH last year. I want to own my own business one day. I found a small retail storefront property in New Jersey for only 100,000. I am thinking of buying it with 20% down and leasing it to someone to help payoff mortgage until im ready to open my business. Any advice?
