List source criteria for buy and hold 2-3 bedroom

Hello,

I am building a list from list source for buy and hold 2-3 bedroom homes to send mails. Generally wholesalers use this lists to send to many homes so, they could wholesale it to cash buyers. Since my intention is only to buy and hold, is there any criteria that any buy and hold investors use. 

Currently my criteria is to look at 

My interested zip code 

Equity % of 40%-100% 

Homes sold from 3 years+ prior

living area from 1000 - 2000 sqft

Minimum Equity of $30K+

Absentee owners in and out of state

Can anyone suggest, if this is a good start or if there are any criteria I am missing.
