1031 Exchange with Seller Financing?

Hi everyone!

Has anyone done or know of a deal where the owner did a 1031 exchange but also seller financing for houses? 

I'm in talks with a owner who has several hundred properties. I'm looking at getting a lot of 10 houses in which the owner is willing to do seller financing. However the owner wants to do a 1031 exchange of the 10 he would sell to me and buy a commercial building. 

Is this possible?
