Opinions on investing in West University/Braeswood in Houston

Hi everyone,

I'm a new investor living in SoCal and thinking to buy and hold single family homes or condos in West University and Braeswood in Houston close to the medical center district. I'm thinking to rent to young professions/doctors/nurses for stable positive cash flow. Is there anyone familiar with that area or with rental properties there to give a sense of the neighborhood? I found some 2bd/2bath townhouses 150k-200k. I don't know if that is a good price or not. How is the rent for 2bds and ROI? Or are there other areas in Houston better for investment? Thank you for giving your opinions/advice.
