How to estimate home values on busy streets

Hi everyone, 

I have a deal under contract but the house is on a busy street. The problem is that I can't find any good comparables around the area. Most of the houses on the same street are dated,  with bigger square footage and different house style. A very similar house is under contract for 165,000, (less than 4 blocks away), it's on a worse subdivision, but it's on a quiet street. 

How would you adjust the value?
