Analyze my deal please!
Looking at another property right outside of downtown Austin
$400,000 pp Fourplex 25% down
$36,000 in Rehab
$500,000 ARV
$5,000/mo rent after rehab
10% CapEx and 7% property management
Basically im roughly netting $1,100/mo post rehab (roughly 1-2 years in between tenants)
Also my expectiation is a solid 7-10% in value over the next few years as this area is booming and the location is great.
I'm viewing it as a 10 year or so hold.
Whats your guys thoughts?
