PSA agreement with Power of Attorney

Hi fellow BPers,

When excecuting a contract with a Seller's Power of Attorney, should I list the POA as "seller" or the actual homeowner (on tax record) as seller and POA as co-owner?

Is it even possible to buy/sell a property dealing only with at POA? The homeowner is in the Hospital and would most certainly not be able to attend closing.

Should I send a mobile notary to get the actual homeowner's signature?
