Kerrville Texas trilevel

Hey everyone, a seller reached out to me from Kerrville texas. She has a tri-level that she'd like to sell: 

1116 Monroe Dr

Kerrville, TX 78028

Asking 113k, but the property needs a lot of work.

It isn't listed, and they have a price that they want/need. Does anyone know if kerrville is a good place to invest? I've looked it up and its a smaller town, with not much industry going on. About one hour from San Antonio, and two hours from Austin & San Marcos. We've got a contract in place that leaves me room to exit if 2 local contractors come back with high bids, but does anyone know anything about the area?

Any place is a good place to invest if you can buy the property right and people are buying properties in that area. The question is what is the market price for that property(and how big of a discount are you really getting after the repairs) and how long is the days on market in that area?? Those are the questions that need answering. That is all part of YOUR due dilligence to see if you can make money on this deal.
