Sell or use equity ??

My name is John from upstate NY I have 1 property I bought in 2004 with + cash flow and great equity. If I sell the property I stand to make 125k+ Do I sell take the money and reinvest or take out a equity loan at about 80k and keep the +cash flow to pay the equity loan. Thanks in advance!
