Sales speech

I will be starting driving for dollars and direct mail this week. I saw a suggestion from a member here on bigger pockets to say that before beginning make sure to write, practice and perfect a sales speech.

Does anyone out there have any tips that have worked for you about your sales speech?  Any key points to make sure to include. I understand that listening to their unique problem in needing to sell quickly and helping them through that is key, but I want to be prepared for the best pitch when the times comes.

So when you are actually driving for dollars I would say that most of your day will be spent finding distressed properties, writing down vacant home addresses, and talking to neighbors.  Its very rare that you will actually see or speak to the owners of distressed properties while you are there but I suppose its possible.  Form there, you will need to come home and track down the owners.  This is where the conversations begin.  

I would be careful to call it a sales pitch.  I am afraid by labeling it as such you will deliver a forced script that the seller will pick up on and be turned off by.  Remember, you are there to solve a problem and create a solution for the seller not just sell them something.  Listen to the their issues and concerns and provide a solution.  

I actually posted a script that I use as a loose guide which you can find here.  If you want the word doc so you can print it our shoot me a PM and I will send it to you.  Again this is just a guide of sorts but the conversations should flow naturally.
