Who Pays The Bird Dog?

Question

We are selling a property and a person tried to bring a couple buyers to us. One finally made an offer we grudgingly accepted, and he is refusing to pay the bird dog the $500 and expects us to pay for it.

I buy houses and pay the bird dogs $500. This guy does not want to pay that. I would like to hear from others about who pays the bird dog...

Quinto, it was a JV and there was a slight loss to the investor, though i think we ended up splitting the fee 50/50 with buyer...

@Christopher Winkler I personally don't mind paying someone to brings me a buyer for my properties, I consider it as costs of sales, everyone can win in the transaction. I had paid over $30k in fees last year to have someone bring be a qualified buyer for properties I was selling.  Happy Investing!

No I do not have an agreement for him to bring us houses. I can't make it any clearer, we are selling a house we foreclosed on. None of you seem to get that fact.

If you're saying you never asked, or had any arrangement with this person to find you BUYERS, then why on earth were they finding you a Buyer? ie. if their arrangement was only with the Buyer, then of course the Buyer should pay.

My suspicion is though, that you DO have an arrangement with them to find you off-market HOUSES, right? So unless you made it clear to them that you ONLY want them to find you houses, but never Buyers, then I would say that ethically, you probably should wear the $500 this time - but then clarify your arrangement going forward. Cheers...
