Cash flow in Austin area?

Is it possible to find reasonably priced cash-flow properties in the greater Austin area or surrounding suburbs? Anyone have luck cash flowing in Round Rock, Pflugerville, Leander, Cedar Park, Georgetown? What about south towards Kyle, Buda, San Marcos?

 Then the further out you go.   The home prices go down and the rents go down as well.   Rents are 2 years behind home prices.
