Nashville Deal Finder
It is soo true, that the hardest part is finding a deal. I feel like I got everything set up but can not find a deal. I am getting worried that I will not be able to get one. I have a constructor, A partner, financing, a realtor and a LLC set up.
Is there something that I am missing?

To find a deal, you need to be around deals or people that have deals. Act on the things you have complete control over. What worked for me was:
- Analyze 10 properties a day to see if they meet your criteria
- Go to every REIN meeting every month; connect with 5 new people at every meeting
- Contact your wholesalers every other day
- Send out 5-50 pieces of mail a day
- Talk to people at court house auctions
- Post on here every day
- Drive for dollars and find a farm area that you know every house and street in along with property data for that area
- Ask other investors if they have any projects they would like to offload to move onto bigger ones
- Don't waste time looking at MLS properties
If you spend hours each day doing the above, you will find a deal within a few weeks, if not days.
