Whole sale seller has an agent

Hi everyone! I need some suggestions or advice. I was talking to this seller about her wanting to sell her apartment complex and everything was going well and then I asked if we can get a your and all that. She proceeds to mention yea sure no problem. Call my agent. And at that moment. I kinda froze, so I wasn't sure how I can get a contract from her if she has an agent already and I have a buyer lined up. Any suggestions or advices?
