Whats my house worth?

I am helping my Dad sell his house. He wants to find an investor who will pay cash so he doesn't have to deal with a realtor. It was meant to be an investment but turned out to be quite the money pit and the tenants didn't leave it in the best condition. He would like to get it off his plate but I want to make sure he doesn't get ripped off.

A realtor told him the ARV was around 205k but as is would be about 130k. With some TLC (carpet, paint, cleaning, etc) it might sell for 160k. Needless to say, these are estimates that probably need some nailing down.

Is the next step to get a contractor to help estimate repairs? How much is fair to pay someone to give a solid repair estimate? Like I said, I just want to make sure its priced fairly for all parties.

Also, if more info is needed, let me know. The house is in the Ogden, UT area.

@Jonathan Larson It's just a matter of exposure. I recently had a referral to a couple in divorce, in foreclosure, and a beat up property that needed a full rehab. The best offer they from the "investors" they found from craigslist guys, homevestors, etc. was $110k. I put it in the MLS and had a cash offer for $137k in 4 days, 3 day inspection,mclosed in 30 days. So, we did it quicker and got them an extra $18k or so, and I weeded out all the BS'ers, wholesalers, supposed flippers wanting 21-30 day inspections, yada, yada, yada.
