Owner finance question

Hello BP community. My name is Eric and I have a question that may seem stupid but I am curious. If you get into an owner finance deal with an investor . Does the deed go in your name and if so couldn't you then sell or rent the home out? I am New to the business and am looking at every angle. Please forgive my ignorance!
