Looking to Wholesale a Fire Damaged Home

I am looking at a house that has been through a fire and is still structurally intact. It's a 2 bed, 1 bath, 980 sqft, and about 10,500 sqft lot. The owner contacted me because he had no insurance on the home and he is living in an rv on the property. He is very motivated to sell, any thoughts on what I should offer?? Thanks BP community
