Increasing tenant rent annually

I'd like to hear specific language about landlords use in leases for raising tenant rent annually and what people think are acceptable percentages.

My leases go month to month after the lease expires but at a $100/mo higher rate. This encourages the tenant to re sign a year lease and meals them feel like they are getting a discount if I only raise the rent by $10-20. But also allows them the flexibility to rent for a month or two longer if needed. (I operate in a steady Midwest market)
