Port Jervis Quadplex Deal Question

Hi all, I've found a 2% deal in Port Jervis, NY.  It's been on the market for quite a while and is fully rented.  It seems too good to be true and I'm wondering what might be wrong with it.  The broker will not really disclose much and I cannot find the owner's information on the assessor's website.  Does anyone have any opinions on the deal or the area?
