Indianapolis Duplex near Fall Creek Blvd and Paris Ave

I recently checked out a duplex in Indy near the corner of Fall Creek Blvd and Paris Ave. The place would need rehab, but with a $47K purchase price (including rehab) and monthly rent of $525 per side, the deal looks lucrative on paper.

How bad is this area? The stretch of road on Paris Ave between the Christ Temple Apostolic Faith Assembly and the nearby Montessori feels relatively decent for the hood. The wholesaler and property manager I've been in touch with are confident that the duplex can be successful, but it's time to get some unbiased opinions. Any insight would be most appreciated.
