Other options than LLC

My wife and I recently purchased an investment property, with the intentions of establishing an LLC.

I spoke to our lender (Quicken Loans) and they will not allow us to transfer the title to an LLC.

Our sole purpose of moving the title to the LLC, was because we are wanting to purchase another property and based our Debt/Income ratio, it is unlikely a lender we agree to a 3rd mortgage.

What other options do we have?
