Duplex 1 BR duplex a good investment

Hello,

First time posting on BP but have been looking through forums and listening to podcasts for about 6 months now.  Great site!

Question:  Is this a good investment?

Duplex near a decent downtown area for $140,000 in MI. 1 BR 1BA 1 car garage on each side.  600 sq ft on each side and a shared basement.

I prefer to buy a 2 BR on each side duplex but with the added pros of garage and basement maybe it would be worth it?  Also the fact each unit is rather small.  I think I could rent each side for $800.00.  Apartments blocks away rent for $800 for 2 BR 1 BA 800 sq ft

Thoughts?
