Got my preapproval from the bank, but have a problem with it

Alright BP, so I got my preapproval letter from a portfolio lender in my area, which is good. But they say the house has to be "livable", the way they explained this to me was that if there was a repair the seller would have to fix it. As we know a lot of the houses on the market that are discounted need some or a lot of work.

So my question is how do I go about to find a discounted deal with financing from a bank with stipulations?

Work with the sellers to fix them? Find other financing?
