Breakdown on BRRR strategy

Hey BP,

Just trying to get more of an understanding of the BRRR strategy. I have a general understanding on how it works but curious on....

1. What are the pros and cons

2. Should you reach out to a bank first to confirm that they will work with you to refinance.

3. Is it only a commercial loan? What are the details to a commercial loan?

4. Helping me understand the process. Lets say I buy a property for 50k, fix it up ( all in cost 100k ) Comps are in the 150k range. What's next? Get someone to rent it first...
