I think my friend got burnt in Phoenix

A friend of mine bought into Class C multifamily in Phoenix in 2013/2014... From what he descibed to me, much higher expenses than thought, evictions, past due rents, and so on and so forth.....he described this typical tenant as someone move in, paying 3 months, then stop paying for 3 month, got evicted and left $1999 worth of repair....In the Alhambra neighborhood...

Is it really that bad in Phoenix??

We are a very large city so you could swing a cat and hit just about any type of tenant you could imagine.
