Seller financing deals

Hi, 

Im an investor from Connecticut and I have been doing my research about seller financing. 

Can anybody share their seller financing deal? Process? Numbers? or any important matter

This discussion can help others investors like me to adquire more properties but most important can help other investors to archive financial freedom thru seller financing or can help beginner investors as well

10 years ago, Multi unit, seller asking $500K, Offered $400K with $100K down if he financed. We agreed to 7% interest, 7 year term. I borrowed the $100K down payment at 3.5%.

I closed the deal by convincing the seller financing at 7% would make him a better return on the sale and he would be paying less tax on his capitol gains. He was retiring and not planning on reinvesting.

100% financed purchase with positive cash flow of $1500 day one.
