4 beds · 2 baths · 2000 Sqft 2 big garages attached to the back of the house( could rent out) The only thing about this house is, the fire damage. Its going to need a total rehab. He wants 75,000 I told him 70,000 the arv is 154,000 What you guys think?

Based off of this little bit of information, and the fire damage, I would pass.
