I may be making an offer on a rental property (duplex) that was recently rehabbed and therefore, has not yet been rented. Has anyone made an offer with the stipulation that would allow for the marketing of the units PRIOR to the closing date? I.e. I don't want to wait until after the closing to market the units, and ideally would have the units occupied shortly after the closing.
When we were making our offer, our realtor suggested that we put it in our offer letter as a contingency. To be honest, though, we didn't do it. This was probably because of the excitement of our first deal and just forgetting about it.
