Seattle (Rainier Valley) WA Condo Pricing Question

I have a condo i just purchased in Rainier Valley (southeastern side of Seattle) a few blocks from the water. Home is a little over 1300 sq ft, 3 BR, 3 Bath, built 10 years ago and i'm planning on updating the kitchen, bathrooms, and flooring throughout the house as those are really the only things needed. The area seems to be getting gentrified and some home values increasing quite a bit, especially for renovated homes. But i'm having trouble assessing what I should list it at or expect from a price per square foot, as i'm newer to the area and can't seem to find any close comps to base it off of. Anyone with more knowledge of the area have any idea/advice?
