first beginner investment

I found a good looking deal

This is a fourplex in my area with 4 tenants paying $750 a month. unfortunately I do not have the funds for a 20% down payment and there's no space for me to live for me to get an FHA loan.

Is there anything i can do or is there any any advice anyone can give?
