What areas near Dallas would be a good area to invest in rental properties?

depends on desired tenants and returns, but it'd stick with Garland, Mesquite, Rowlett, Rockwall for sub $250k purchases and push north for higher price points, Richardson, Plano, Frisco, etc

I second what Brandon stated with the exemption of Mesquite, the city of Mesquite, TX is one of the most anti-landlords cities in the State of Texas.

I personally like to have all my rentals in more blue collar areas, such as; Oak Cliff, Pleasant Grove, Irving, (certain parts of) Arlington and Grand Prairie. Lower purchase price points and a much larger pool of tenants.

That's just my 2 cents.

Good areas.

I am also a fan of the suburbs south of Dallas for a great rent to price ratio.  We have a few in Desoto and they have rented fairly quickly.
