Cashier Check at Closing to Buyer

I have closing tomorrow to sell my first fix and flip. The question I have is, we negotiated a seller credit for some work they wanted done but I didn't have time to finish before closing. The amount is not on the closing statement and I was told to bring a cashier's check to closing made out to the buyers. I want to make sure if I do this I can claim the amount as a write off. Can anyone answer this?

Is your buyer getting financing or is it cash. Normally when I go to closing when the buyer gets financing I have to sign a disclosure that says me and the buyer have no outside agreements other than what's disclosed on the HUD.
