Using traditional finance for a Homepath Property

Hey guys, I've got my eyes on a few Homepath Properties..... its still within the two weeks for owner occupents, but I'm wondering if anyone was ever used financing to purchase a Homepath Property. I know most probably use cash... just seeing if anyone has had success using financing... and if you have, has it hurt your ability to get the bid vs All Cash offers?

@Jake Walroth most homepath properties I have seen require some work before being eligible for a mortgage (plumbing, electric, etc). 

If you have a lender who can lend in its current state, then great.

Was not clear whether this would be an owner occupied or not.
