Best flat fee MLS listing service for Nebraska house?

Question

Does anyone have experience using a flat fee MLS listing service to sell a home in Nebraska? I've been researching and most of these sites aren't very upfront on what fees you are agreeing to pay...... If anyone has had a good experience using any of these types of services for a home in Omaha your personal review/thoughts are appreciated!

I sold my house in less than a week just by putting on Zillow and Craigslist.  I used the buyers agents title company to do the closing.  I know realtors are worth it in a lot of situations, but if you have a nice house in a nice location, you can pretty name your own price right now.

The problem with the flat fee sites is that depending on how the agreement is structured the realtor that brings a seller gets a very small commission, or none at all, so Realtors shy away from showing clients houses listed on from those sites.  I have a license if you have a house to list I can help you out.

The fees vary from agency to agency.  One model is that the listing agency charges a flat fee whether the property sells or not, this may be $1,000, then the seller agrees to do all advertising, showing, answering inquiry questions, etc.  The seller also agrees to pay 1/2 commission that would go to the selling agency.

Savings would be half commission minus $1,000, but seller has to do a bunch more work in showing, answering questions and negotiating with the buyer.  If you can't answer phone and email almost immedetely, like you have a full time job and can't answer non-work calls, or you travel with your full time job, this might not be for you.  On the other hand if you can show on a moments notice and be on call to answer questions and you are comfortable with negotiating with buyers, it might be just the thing for you.
