Real Estate Attorney, Question!

I had a buyer for a property that fell through at the last moment and I was quickly able to get a second buyer. He signed the Assignment Contract and Purchase Agreement for a price we agreed on.  I have a third buyer, who's offering more than the second buyer, how can I get out of the contract without legal penalties?
