Contract Shopping Security?

Hello

I am about to enter into a purchase agreement with a seller who has requested a closing date many months from now. How would I protect my contract with him in case he shops it and enters into an agreement with another buyer at a higher price? Is there any language that should be added to the contract or should I be recording a specific document at the Registry of Deeds / Recorders office?
