Home tested HIGH for Meth....would you buy??

This home is in a desirable area and well below market. BUT it was tested high for meth. Would you buy or stay away?!

There is no right price for me. If you are good at sourcing deals you do not need to take the risk on these types of properties. You find better low hanging fruit with less issues.

There are some investors who will take this stuff on at cheap prices.

In the commercial arena there are some groups that work on environmental sites for clean up and new development but they are highly specialized and know the risks.

just remember ... numbers don't lie  and like Greg said "for the right price" but if its that high in meth, then you want to buy it so low in price that you can do a "total" rehab on property... got to be worth its weight in gold just remember investing is a turtle race.. take your time and buy right and buy smart

NO..... That crap gets everywhere. On the walls,in the vents, in the mechanical equipment. Too much liability. Look up police department and EPA for clean up steps and it is a lot of work.

Upside is low and downside risk is high. Surely there are other properties you can go after?

Could you lock it up under contract and then sell the contract to a buyer to hold and make a fee? You disclose your broker/agent and firm status and a full release of liability with disclosure. Make sure your broker is okay with it if you are not the owner of your firm. They might not want you trying such an approach and might go against your independent contractor agreement with the firm as their E & O policy might exclude that activity from insurance coverage.
