Do I need a realtor to make an offer?

My realtor has gotten me a few deals and I appreciate their time, but I see properties at times that I would like to place offers on but since he works with so many investors, he's stretched thin at times. Is there anyway that I can just make my own offers?

Of course. If the property is listed you can make the offer directly to the listing agent. But understand, the listing agent works for the seller so he or she may discourage you from making low offers. You can remind the the listing agent, by law, all offers must be presented. And if your offer gets accepted the listing agent gets to keep the entire commission. Or just find another buyer's agent to represent you.

Yes you can make offers without the agent. Many successful investors buy directly from the seller without an agent.

Two things to keep in mind if the property is listed on the mls:

1) The seller pays for the buyers agent. So it does not cost you to have representation.

2) If you make an offer without an agent, the seller's agent may encourage the seller to take your offer. This way he gets paid twice as much.

In theory, yes. you can contact the listing agent directly and tell them you want to present an offer.

But, you'll be acting without representation if you do that, which is fine if you can handle problems that come up.

On a side note, I've never heard of an agent that doesn't have time to submit an offer. You might want to consider finding additional help.

You definitely can @Xavier Garcia. You just can't offer another property for sale or do any marketing of it on someone else's behalf without your real estate license. You can make offers for yourself all day long. Just make sure you know the ropes for your negotiations. Good luck!
