Is the mls my only option?

I'm looking for a multi unit on the mls but only a few are in my area. some are too dated for the price tag. others are out of my price range. I see multi units and sfh get bought and sold without ever hitting the mls. where else can I find properties? I understand contract buys but not too often do I find them. thanks.

@Thomas Anderson No realtor involvement whatsoever!  That's the beauty.  the wholesaler negotiates the deal typically at a deep discount and charges the buyer a mark up which at your purchase price should also be discounted below market value(if done correctly).   I'd suggest that you make a post here on BP.  Something to the effect of "looking for reputable wholesalers in X market"  Trust me they will flock to you.  At that point begin the vetting process.
