Need help with a deal.

Hey there,  I found this duplex in Fairfield county.

Lowest price - $221,850

They want 25% minimum down.

Rent is $2850/ month total.

When I add expenses, etc it seems that the cap rate and cash on cash return is low.  However, it gives me a decent cash flow per month.   Any help would be appreciated!
