How Can I Get a Down Payment

Hello,

I have been studying on Real Estate Investing and want to get started but my wife and I are a ways out on trying to save up for a down payment for our first rental. Are there better ways to get a down payment than just saving? We have no debt and are renting a basement apartment. Any advice for us would be appreciated. Thanks!
