Is there anything I can do with this roof?

Question

In order to not have problems insuring it, is it possible to convert the flat part of the the roof to a sloped roof? Does anyone have an idea of how much this costs? I will of course get in touch with roofers for quotes if this looks like a good idea, but I'm trying to get an idea of how much this would cost, and whether it's worth pursuing. Thanks.

Hi, I would put a shed style roof over the existing roof with the slope lower in fron to higher in the rear, It appears if you go about three feet above the existing ridge, your new rafters begin at the front and there won't be so much bracing required. You have two sections, the slop can meet and match or be at two different levels for a more contemporary look. Metal would be my first choice if it blends in the neighborhood. Check out load bearing walls for support and go through the old roof to go all the way down to carry the load. Check with local building codes. I just did this on my lake house, which appears to be about the same as what you have there, cost was about $3,500.00 and I ran the crew myself. Good Luck, Bill

Thats a fairly easy project. Based on the picture, the framing and materials should cost around $4,000. Do you want to tie-in to the existing pitch, or create a new one? May consider new shingles throughout for curb appeal?

My ins. agent told me tar & gravel was a no-no because it meant that there was zero pitch on the roof.

Tim, is that "roll shingle"? What is it they don't like about that?

I found out this morning that the roof is modified rolled bitumen, which was ok with my insurance co. We went to put in an offer, but my agent found out someone else had it under contract already. It was only on the market 3 days. C'est la vie!

I tried copy and pasting your pic.  It didnt work for me but maybe I did it wrong.

Most ALL flat roofs need to be reconstructed to pitched roofs.

What is the dimensions?and can you directly post this pic?

I had a flat roof,,,once,,,never again.  I got so mad at it I threw a pickup load of lumber up there and didnt quit till I had a pitched roof,,about 4/12.

It was sitting on the slant a tad because of the slight pitch front to back,of the flat roof,,,but one could NEVER tell from the street or anywhere else for that matter.  Worked great and would do it again and again if needed.  (Its not all THAT hard)
