I buy solo all the time, but I've done it a time or 2.  I wouldn't do it solo on my first few transactions.

Should be easy to find a standard PA purchase and sale agreement.  Most contingencies are built in.

A seller that wants all cash and no professionals involved is a red flag to me.  Make sure you're not buying crap @James Andrews - which goes back to experience.  Do you have the experience to not buy a lemon on your own?
