Real Estate Investment

I am new to this forum. I read a lot and I understand most of the concept in this forum. My credit is 625. I have 200k equity on my primary residence but 250k student loan in default. I don't have a 9 to 5 job, I only tutor students for cash ($800/month). Am I a good candidate for real estate investment? Where and How do I start?

@Jay Ho talk to a lender about getting pre-approved, then start looking at deals.
